South Boston Condo Market
Commonly referred to as Southie, South Boston is one of the oldest neighborhoods in the Boston area, as well as one of the most historic. South Boston is found alongside the Dorchester Bay and the Fort Point Channel, which separates it from downtown. Located in Suffolk County, the neighborhood is very densely populated. With an overall population of over 35,000 people, recent years have caused the real estate market to skyrocket – leading to some of highest property values in the area.
Real estate in South Boston:
While the median listing price of all homes is $529,000 – the median sales price for a single family or multi-family home is approximately $489,000 and the median sales price for a condominium is approximately $473,000.
Though the home values may be higher than some of the surrounding areas, the sales prices are generally near the average prices for the rest of the Boston area. This is due, in part, to a few different things. Also, the neighborhood of South Boston contains a large number of public housing complexes. Owned and operated by the Boston Housing Authority (BHA), some of the country's oldest (and possibly largest) public housing complexes are located in the neighborhood. Contributing to the community in multiple ways, and aimed towards helping low income individuals, the complexes each house several units – with the largest in the area housing over 1,000 separate units.
The neighborhood of South Boston holds its own place in American history. The neighborhood includes Dorchester Heights – well-known for being the area where George Washington placed a cannon during the American Revolutionary War in 1776, and drove British troops to evacuate. Also drawing people to the area is the well recognized Fort Independence on Castle Island. Built in the mid-1800s, the granite fort is the most prominent feature on Castle Island – which lies in Dorchester Bay, and is connected to South Boston by a walk-way and a car path. Castle Island is on the State and National Registers of Historic Places; and Fort Independence is on the State and National Registers of Historic Places, as well as a recognized National Historic Landmark. With its incredible role in history, beautiful scenery, and choice in real estate property – South Boston is a great place to consider purchasing a condominium.
